Summary of Duties:
Under minimal supervision, performs diversified duties to maintain, install, troubleshoot, repair, and improve Swann Keys facilities, equipment, systems, structures, and common areas.  Candidate must have general working knowledge of basic plumbing, electric, carpentry, engine and motor repair, painting, and other typical handyman skills.

Employee must be able to lift at least 50 pounds and must be able to climb ladders or climb/crawl into small areas.  A valid driver’s license is required.  A drug test may be requested prior to employment and randomly during employment.

The operation of all equipment, vehicles, and tools must be done in a safe manner and comply with a Federal, State, and local regulations.

Reports To: Swann Keys Maintenance Committee Chairperson and/or the President of the Swann Keys Civic Association.
Pay Type: Hourly, non-exempt, part-time.
Pay Frequency: Employees are paid weekly for hours worked based on a properly completed and approved time sheet. The pay period is weekly Friday through Thursday.  Paychecks are distributed the following Friday.
Work Schedule: Regular hours are Monday thru Friday 9:00 to 2:00.  Additional hours may be required due to special circumstances and must be approved by the employee’s Supervisor.  The work schedule may be revised to address the additional hours.

If the employee is unable to work due to an emergency, their supervisor must be notified as soon as possible but at least 1 hour prior to their scheduled time.  If a situation requires the employee to work on weekends, the hours worked on that day will be paid at a rate of time and one half of the employee’s normal rate with a 1 hour minimum.

Emergency Situations: The Maintenance Technician/Handyman must be available for 24/7 emergency calls.  The employee will be granted an exception to this rule if they have previously received approval for leave time.
